  We broke lease after i found out my mother had cancer and had to move back and look after her. The owner agreed to let us out of our contract but changed his mind after talking to the property manager. Make sure you take photos of everything when you 1st move in and when you leave. In my situation i did both have over 300 pics now they trying to charge me $80 for cleaning bill.They are trying to charge me for water after i moved out and i have a pic of the water meter reading on the day i moved out. I suggest you take a pic of that as well when you leave. They sent me their pics that they are trying to use to contridict mine LMFAO... Not even the director stan horseman rang me back after talking to him after he said he would. The property manager lies and tells you that she works for the owner not the tenent and we are the 1s paying her wage with our rent. If you have any problems you should ring real estate institution WA, WA consumer protection and department of commerce WA. Also seek a solicitor for advise like i am doing. Your pics will prove everything you say and back you up in case they take you to the magistrates court.

  I will never rent or have anything to do with Urban ever again! Every time we tried to talk to our property manager she was "busy" or not there. When we moved out we had to pay $110 for weeds that had grown in the weeks it took them to look at the property and for a sprinkler system that was broken when we got the house and never used by us. They were absolutely horrible and would take weeks to reply to emails or messages left at the office!

  UrbanWA is located on a relatively busy road so access can be a bit interesting during peak hours. However, there is parking at the front and it’s incredibly easy to access the door. Inside is squishy, those with mobility aids (particularly anything bigger than a walking stick) will struggle not only to get in the door but have anywhere to move inside.

  The reception staff were friendly, helpful and the most competent I’ve seen in a very long time. I believe Tash was the person on the desk when I visited.

  Fortunately, a friend then referred us to Jo from Urban WA who has been nothing but amazing!! She quoted us a figure that we were very happy with and most of the fees were HALF the other agents. Jo had the property on the net the very next day after we spoke and had it rented to a fantastic tenant within a week at the price quoted! This is unheard of in our area with the market the way it is!

  We are home owners moving over to Melbourne and had a very tight time frame to rent out our home. Initially we received a rental valuation and fee schedule from another big name agent - the rental amount was lower than we could afford, the fees excessive and the agent unhelpful.
